What’s in your bag? Part II

In Part I of this blog series, we recommended a “base” bag of items that could be customized depending on your summer destination. Our suggestions in Part I included additions to your base bag for the beach and the golf course. This post will focus on what else to take when: you visit theme parks, go on an outing with your dog or hop on a boat for a fishing trip.

THEME PARKS

In our region, theme parks abound, from Six Flags & Wild Adventures in Georgia to Walt Disney World and more in Orlando. Yet the visits can leave you exhausted, particularly in the summer. Here are a few extras to pile on top of the usual suspects in your bag:

DOG DAYS

What’s in your bag? Part I

Summer presents an opportunity for a variety of trips and activities. But how many times have you had a seemingly minor issue create discomfort for you or put a damper on an otherwise enjoyable experience? To enjoy trips and outings to the fullest extent, you want to be prepared for both the expected and the unexpected.

For starters, have an all-purpose “base” bag that you can simply add to depending on your specific trip and circumstances. You should also look to replace any tangible items with equally capable smartphone tools or apps which perform the same function: compass, ruler, GPS, camera, notebook, books, magazines, animal guides, maps and more. Simply perform a search in your phone’s application “store”.

In this first part of our blog series, we will focus on how you can customize your bags for first the beach, then the green.

Your base bag could start with:

First Aid kit sunscreen, insect repellant, allergy medication, any extra dose of any medicines you can’t go a day without, alcohol wipes, bandages, anti-itch cream (hydrocortisone, etc.), aloe, ointment

Towel(s) 1 small, 1 large
Handkerchief/Tissues
Umbrella/Poncho
Sunglasses
Clothing repair items safety pins, needle, thread, extra button(s)
Hat
Snacks Nonperishable of course—granola bars, beef jerky, etc.

BEACH

With all the beautiful beaches near our Florida location, we know how tempting it is to take a spontaneous drive to St. Augustine, Ponte Vedra, Vilano or any of the other surrounding shores. No matter the beach you pick, choosing what to pack can make or break your trip.

GOLF

Hit the green with the confidence in knowing you have what you need. Some of the best courses can challenge some players to the point of frustration. Lack of preparation and ineffective packing doesn’t have to add to that. Especially if you’ve chosen to make a trip focused on golf outings, or if you’re golfing with business contacts. While many courses have great amenities, such as those at the World Golf Village courses, you can’t always depend on that.

6) Thorough tenant screening: This does cost money, but comprehensive background screening and reference checks can really prevent problems down the line.

7) Knowledge of current rental property laws: Property management can get sticky. You definitely want to be very familiar with the laws, landlord responsibilities, tenant rights and more. You must also ensure you keep your knowledge current. Property management companies, like ours, employ professionals who stay educated in this area and try to help minimize liability.

8) Appropriate insurance: The type of rental you have and its location can determine what type of insurance you may need. Discussing this with an insurance professional can help you decide the best coverage. The weather environment plays a role, but also the type of rental, such as long-term or short-term, and how long it may be vacant at times.

9) Do the math: You don’t have just the mortgage to think about. Factor in property taxes, which run the gamut, possible repairs or upgrades needed before you begin renting or that may need to be made in the near future, maintenance, etc. You can research property tax info via the local Property Appraiser’s office.

10) Inspections: Before you purchase the property, get in inspected by a reputable inspector. Also ensure inspections are completed prior to a tenant moving in, inspections during the lease as needed or as stated in agreement and move-out inspections.

As you can see, being a landlord carries a huge responsibility. However, you can reap great rewards and many investors/homeowners generate great income by owning a rental home. If you are thinking about becoming a rental property owner, here are 5 of our 10 items you should consider for a better experience. Look for the second half of this list in a couple weeks. It is by no means an all inclusive list, but it includes areas you definitely need to research.

1) Location, location, location: You might be able to snatch up cheap deals in a neighborhood plagued with crime and a high number of vacancies, but think carefully before taking that plunge. Research nearby conveniences, such as where your tenants would get their groceries and gas, etc. Consider what makes a “good” tenant and where a good tenant might like to live—a good tenant means one who will pay rent on time, take care of the property and adhere to the lease agreement.

2) School options: Families looking for rental properties might be interested in properties near schools and childcare centers. If a rental property is near a college or university, you will have a larger population of college students as potential tenants.

3) Employment opportunities: When choosing a property for purchasing to rent, think about the employment opportunities that may draw a tenant to the area. With great mortgage interest rates and some of the lowest home sales prices in recent years, purchasing a home now could be a great step. But it depends on your individual priorities, preferences and goals. Money also factors in, so let’s look at how renting and owning are financially different.

OWNING

Out-of-pocket expenses at time of purchase: down payment, closing fees, etc.
Out-of-pocket expenses that occur throughout the year: maintenance costs, property taxes, community association fees, homeowners insurance, utilities
Credit check required for loan
Staying in your home once you’ve begun paying on the mortgage starts to pay off after about 5 years (as opposed to renting) for an average-priced home
No pet fees

RENTING

Usually fair/poor credit doesn’t affect your rent
Upfront costs may just be a deposit in addition to first & last month’s rent
Little to no maintenance costs
Pet deposit fee may be required
Breaking a lease could be costly (such as one month’s rent) depending on when within your lease it occurs
